Property Characteristics

The Property is a large-scale logistics facility with a leasable area of approximately 3,900 tsubo. Equipped with one cargo elevators and three vertical conveyors, GLP Ogimachi has been designed to achieve high operating efficiency. In addition, the Property offers highly versatile specifications with ceiling heights of between 4.7 and 8.0 meters, a floor loading capacity of between 1.0 and 1.5 tons per square meter and sufficient pillar spans. A long-term lease has been executed with a 3PL operator that has located its head office in close proximity to the Property and is building a robust logistics network throughout the Tohoku region. As a result, the facility is expected to provide stable cash flow. Renovations totaling approximately \115 million were completed in March 2012 helping to further enhance the Property’s competitive advantage.

Location Characteristics

Ideally located, the Property is approximately 6.5 kilometers from JR Sendai Station and in addition to facing National Route 7 provides easy access to National Route 4. GLP Ogimachi is situated in the logistics area closest to the heart of Sendai City. Reflecting the limited supply of comparable facilities, the Property is attracting strong demand as a logistics facility. In close proximity to Sendai sea- and airport as well as the Tohoku Expressway, GLP Ogimachi provides excellent access to land-sea-and-air transport. Covering both Sendai City as well as the entire Tohoku area, the Property is a superb logistics base.
