Property Characteristics

The Property is a large-scale logistics facility comprised of two buildings with a total leasable area of approximately 6,300 tsubo. The facility has been designed to achieve high operating efficiency. Building 1 has a cargo elevator and four vertical conveyors. Building 2 is equipped with two vertical conveyors. The Property offers highly versatile specifications with ceiling heights of between 6.2 and 8.1 meters, a floor loading capacity of between 1.0 and 1.88tons per square meter and sufficient pillar spans. Renovations amounting to approximately \206 million were completed at the Property in May 2014. GLP Hiroshima is leased to a major 3PL operator and is accordingly expected to provide stable cash flow.

Location Characteristics

Very close to Hiroshima City, the Property is located in an industrial estate in the commercial center and Kusatsu Port area .
GLP Hiroshima’s strategic location in Hiroshima Prefecture, Western Japan, makes it an ideal hub for domestic distribution. The facility is located within 3-km of Hiroshima Expressway, right off the Kanon exit which recently opened in March 2014. GLP Hiroshima is also in close proximity to the Hiroshima Expressway which serves as the main east-west trunk line for the Hiroshima Prefecture coastal region, right off the Kanon exit which opened in March 2014. The Property is ideally located and provides a wide area of coverage across the entire Chugoku area. As an area with only a limited supply of land, demand for large-scale logistics facilities is expected to be high.
