Property Characteristics

The Property, completed in September 2015, is a large-scale four-story facility with two-side berths with a leasable area of approximately 18,800 tsubo. One of its key features is ground-floor double-sided truck berths with elevated and lowered floor heights that can cater to the tenant’s operational needs, a measure for ensuring efficient logistics operation. The building has been designed to be a single-tenant facility, with a standard column span of 10.5 meters x 10.5 meters (1st to 4th floors), and a floor loading capacity of 1.5 tons per square meter and an effective ceiling height of 5.5 meters (1st and 2nd floors) and a floor loading capacity of 0.5 to 1.0 tons per square meter and an effective ceiling height of 3.0 to 7.6 meters (3rd and 4th mezzanine structured floors), offering a well-balanced structural mix. Also, complete with four freight elevators and six vertical conveyers, it provides extensive vertical conveying functionality. This is the state-of-the-art logistics facility with CASBEE-Saitama “A” Certification and environmental facilities such as LED lighting and solar panels.

Location Characteristics

The Property is situated within the Nishi-Yoshimi Southern District, a new industrial park developed in central Saitama Prefecture as part of a regional land readjustment project. The location provides superior access to major road networks, being approximately 5.5 km from the Higashi-Matsuyama IC of the Kan-etsu Expressway and approximately 8.3 km from the Kawajima IC of the Ken-o Expressway and also near National Routes 254 and 407. This locational advantage has been enhanced by the October 2015 opening of the section between the Okegawa-Kitamoto and Shiraoka-Shobu ICs of the Ken-o Expressway, which has improved access to the Tohoku Expressway. This has helped expand the delivery service area to cover the northwestern and northeastern Honshu regions in addition to the broad coverage of the Tokyo metropolitan area, drawing market attention to the property as a base for regional/cross-regional delivery service. The property also offers favorable access to workforce being surrounded by residential districts, including areas around the nearest railway station, Higashi-Matsuyama Station on the Tobu-Tojo Line. It offers ample employee parking (with spaces for 120 standard-sized cars and 17 light cars) and commuting is possible by bus.
