GLP J-REIT utilizes knowledge, information and resources of its sponsor GLP Group for development, operation, leasing and property management of modern logistics facilities to support the stable management and steady external growth of the portfolio.
Utilization of GLP Group's Value Chain
Holding a large number of leasable logistics facilities in Japan, China, Europe, Brazil, India, the United States and other countries, GLP Group provides various logistics facility-related solutions such as acquisition, development, operation, leasing, property management and consulting, which creates the entire group as a single value chain.
GLP J-REIT is targeting to maintain the stable operations and to achieve growth of the portfolio by leveraging various support from GLP Group as a value chain provider for each phase of asset management.
Strategy for Portfolio Growth
GLP J-REIT is targeting to acquire competitive prime properties and to achieve steady external growth by leveraging the sponsor support from GLP Group.
GLP Group's Commitment
We plan to make the following arrangements in order to align GLP Group's interests with those of our unitholders
- Holding of our investment units by GLP Group
- Introduction of an asset management fee structure linked to the NOI generated by our asset portfolio and EPU, as well as the total amount of our assets under management.
- Introduction of a structure for the bonuses of key members of the Asset Manager’s management linked to EPU and the relative price performance of our units compared against that of the Tokyo Stock Exchange REIT index.
